The launch of Etihad Rail passenger services between Abu Dhabi and Dubai could begin influencing property demand around stations, with rents potentially responding before sales prices, according to Betterhomes.

Etihad Rail’s passenger network launched in full on September 30, extending intercity services from Abu Dhabi to Dubai and Al Dhaid in Sharjah, three months after the initial Abu Dhabi-Fujairah route opened in June.

Betterhomes said the start of operational services represents an important change for Abu Dhabi’s property market because buyers and tenants can now factor an operating rail connection into decisions about where to live.

The real estate company expects the first signs of any impact to emerge through enquiries and viewing requests in communities close to stations rather than immediately through headline property prices.

Etihad Rail impact on Abu Dhabi property

The Abu Dhabi terminus at Mohamed Bin Zayed City Passenger Train Station is located within an established residential area.

Betterhomes said the opening of an operational station means rail connectivity can now become part of buyers’ and tenants’ assessments of communities in the area rather than remaining a future infrastructure consideration.

The company expects proximity to stations and commuting times to become increasingly relevant to property decisions as the passenger network develops.

Nada Osman, Director of Betterhomes Abu Dhabi, said: “Rail gives people certainty about the commute, and certainty is what buyers pay for. We expect to see it in rents near the stations first, with sale prices following as that demand settles in.”

However, Betterhomes has not reported evidence of Etihad Rail causing property prices or rents to rise at this stage.

Instead, the company expects changes in enquiry patterns and viewing requests around Mohamed Bin Zayed City and communities near future stations to provide an earlier indication of changing demand.

Could Etihad Rail affect Abu Dhabi rents?

Betterhomes said international experience suggests transport infrastructure can influence property decisions before measurable changes appear in prices.

For Abu Dhabi residents considering where to live, the launch means commuting between the capital and Dubai can increasingly be considered alongside factors such as location and access to other transport infrastructure.

For investors, meanwhile, station proximity becomes a measurable feature of a property’s location rather than something based solely on future infrastructure plans.

Betterhomes expects rental demand near stations to provide an earlier potential indicator than sales prices if the rail network begins influencing residential choices.

Any eventual impact on property values, however, would depend on factors beyond transport connectivity alone.

More Etihad Rail stations coming

The Etihad Rail passenger network is not yet complete, with additional stations due to follow through March 2027.

Betterhomes said the launch of the Abu Dhabi-Dubai connection is particularly significant for the property market because it turns travel between the two emirates by passenger rail from a planned proposition into an operational transport option.

The company expects the effects on Abu Dhabi real estate to take longer to become measurable.

For now, it said the earliest indication could come from the types of questions prospective buyers and tenants ask and the communities in which they request viewings.
