Dubai’s wealthy buyers drive demand for bigger, higher-end homes

Dubai’s expanding private wealth base is adding demand across larger residential formats.

DAMAC Properties has launched an offer targeting Dubai homebuyers seeking larger family homes at DAMAC Islands 2. Five-bedroom townhouses start at about $966,600 (AED 3.55 million), according to company material.

Buyers can secure a unit with a 16% down payment and receive a waiver on the 4% Dubai Land Department registration fee. DAMAC designed the offer to reduce upfront capital requirements for households moving into larger properties.

Dubai recorded $68.62 billion (AED 252 billion) of real estate transactions during Q1 2026, up 31% year on year. Luxury real estate investment reached $23.88 billion (AED 87.71 billion), representing 26% growth.

Larger homes attract family buyers

Dubai’s expanding private wealth base is adding demand across larger residential formats. UAE attracted about 9,800 new millionaires during 2025, with most settling in Dubai, according to Henley & Partners estimates cited by DIFC.

Property Finder data cited in DAMAC’s announcement puts larger villas at the centre of buyer searches. Some 50% of prospective villa buyers are searching for homes with at least four bedrooms. That compares with 44% one year earlier.

Household requirements are also changing alongside wealth and population growth. Families seeking extra bedrooms increasingly need dedicated offices, storage, fitness rooms and accommodation for relatives.

Multi-generational households create another requirement for additional private space. Grandparents, adult children and live-in support can require separate bedrooms and living areas.

Hybrid working adds pressure when dining rooms or bedrooms regularly serve as workspaces.

DAMAC cuts upfront cost for larger homes

DAMAC’s 16% down payment equates to about $154,700 (AED 568,000) on the stated starting price. A 4% registration fee on that value would equal about $38,700 (AED 142,000).

Waiving that registration charge reduces cash required when buyers secure the property.

DAMAC says the five-bedroom townhouse offer requires an outlay comparable with a four-bedroom townhouse until handover. Buyers still need to assess financing costs and future payment obligations across the full acquisition period.

Amira Sajwani, Managing Director of DAMAC Properties, said larger homes can accommodate changes in household structure over several years.

“Upsizing is not simply about acquiring a bigger property. It is about choosing a home that can accommodate the family you are becoming.”

Sajwani said an additional bedroom can operate as a study, fitness room, home office or accommodation for extended family.

Household changes drive upsizing decisions

DAMAC identifies several household conditions that can trigger demand for more space. Crowded shared areas, limited storage and increasingly difficult daily routines can indicate that an existing property no longer meets requirements.

Family planning also affects purchase timing. Another child, teenagers requiring more privacy or relatives joining the household can alter bedroom requirements quickly.

An earlier purchase can reduce the likelihood of completing two separate property transactions within a relatively short period. Moving costs, furnishing requirements and financing expenses all affect that calculation.

Financial capacity remains central to any upsizing decision. DAMAC advises buyers to calculate total ownership costs rather than focusing only on the purchase price.

Financing, service charges, maintenance, furnishing and relocation expenses can materially increase household expenditure after acquisition.

Dubai Land Department data also recorded 60,303 real estate transactions during Q1 2026, up 6% year on year.

DAMAC Islands 2 expands larger housing supply

DAMAC Islands 2 includes several formats aimed at buyers requiring larger internal areas.

Five-bedroom townhouses span approximately 293 square metres and 263 square metres. Four-bedroom townhouses measure about 203 square metres.

Six-bedroom luxury villas extend to approximately 583 square metres. Five-bedroom twin villas provide around 324 square metres.

DAMAC has positioned the development around landscaped areas, lagoons and wellness facilities. Design references draw from Antigua, Bahamas, Barbados, Bermuda, Cuba, Maui, Mauritius and Tahiti.

Current DAMAC listings for Antigua at DAMAC Islands 2 include four- and five-bedroom townhouses and twin villas. Company listings also indicate a 2030 handover schedule for units within that part of the development.

Dubai’s wider luxury segment continues to absorb substantial capital. DLD recorded a 26% annual increase in luxury real estate investment during Q1 2026.
