Dubai property registration goes AI as new platform automatically processes eligible transactions

Dubai Land Department launches an AI-powered property platform that can read documents, populate applications and automatically approve eligible registrations.

Dubai Land Department (DLD) has launched an artificial intelligence-powered platform that brings project registration, real estate transaction registration and escrow account management into a single digital system for developers.

The Initial Registration platform can use AI to read Emirates IDs, passports and sales contracts, automatically extract information and populate fields, while eligible registration transactions can be approved upon submission.

The platform integrates three major processes into a unified digital journey:

  • Project registration
  • Real estate transaction registration
  • Escrow account management
DLD said the system is designed to reduce repetitive data entry and document submissions while improving coordination between property developers, the department and banks managing escrow accounts.

Developers are also provided with a consolidated view of their projects and real estate portfolios.

AI in Dubai real estate

Abdullah Ahmed Al Shehi, CEO of the Real Estate Regulatory Agency (RERA) at DLD, said: “The launch of the ‘Initial Registration’ platform represents an investment in the real estate sector’s efficiency and readiness for its next phase of growth.”

Deploying artificial intelligence and strengthening integration between stakeholders is intended to improve ease of doing business, transparency and governance while supporting investor confidence and Dubai’s long-term competitiveness.

Artificial intelligence is used to read documents including Emirates IDs, passports and sales contracts.

The technology automatically extracts relevant information from the documents and uses it to populate the required fields.

Standard transactions that meet business requirements can also be processed automatically, with eligible registration transactions approved upon submission.

The platform guides users towards the appropriate procedure through a series of questions. If information is missing, it can be added without requiring the application to be resubmitted.

Project 360 property overview

The Initial Registration platform also includes a Project 360 feature providing developers with an integrated view of unit status, escrow accounts, financial data and project records.

Early warning indicators are incorporated to identify potential challenges and allow timely intervention. Developers can use a single account to manage multiple companies and projects.

The platform also provides defined user permissions and separate roles for submitting and reviewing transactions.

The launch aligns with a new government framework announced by Sheikh Mohammed bin Rashid Al Maktoum, Vice President, Prime Minister and Ruler of Dubai.

The framework aims to enable 50 per cent of UAE government sectors, services and operations to operate through autonomous, self-executing artificial intelligence models, or Agentic AI, within two years.

The Initial Registration platform forms part of DLD’s work to develop scalable digital infrastructure for Dubai’s real estate sector.

It also supports the Dubai Real Estate Strategy 2033 and Dubai Economic Agenda D33.
