Dubai developer plans up to $1.1bn investment and 8 more property projects

Dubai developer Prestige One plans up to $1.1bn of investment and eight more projects as property companies report strong investor demand.

Dubai developer Prestige One Developments plans to invest between AED3bn ($817m) and AED4bn ($1.09bn) during the 2026-2027 property season as developers report continued local and international investment demand across the emirate.

The company intends to deploy the investment through land acquisitions and new residential and commercial projects in key locations across Dubai, according to Hussein Ezz Eddin, Chief Sales Officer at Prestige One Developments.

Speaking during the International Property Show (IPS 2026), Ezz Eddin said Prestige One has launched four projects since the beginning of the year and plans to launch a further seven to eight during the current season.

The expansion plans come as developers participating in IPS 2026 highlighted continued demand for Dubai property, supported by factors including the emirate’s international appeal, range of projects, flexible payment plans, security, quality of life and infrastructure.

Dubai property investment targets prime locations

Investor interest is particularly focused on prime areas of Dubai, according to Prestige One.

Ezz Eddin said demand is concentrated on waterfront developments, properties close to Burj Khalifa and residences carrying international hospitality brands.

Other developers participating in IPS 2026 also pointed to continued demand across the Dubai real estate market.

Rajinder Kaur, Sales Director at Union Properties, said investors are increasingly looking for opportunities that combine competitive prices, project quality and the credibility of the developer.

Raja Jawad Ahmed, Sales Director at Azizi Developments, said the company has delivered more than 100 projects and currently has more than 50 projects under development and available off-plan.

Off-plan and rental markets

Ahmed said Dubai’s off-plan, secondary and rental markets remain resilient and expects property values to rise further in the coming years, supported by the emirate’s position as a global centre for business, trade and technology.

The comments underline developers’ continued expansion plans as companies compete for buyers across different segments of Dubai’s property market.

Prestige One’s planned AED3bn ($817m) to AED4bn ($1.09bn) investment represents one of the major expansion plans outlined at IPS 2026, combining further land acquisitions with residential and commercial development.

Its planned seven to eight additional launches would follow the four projects the developer has already launched since the beginning of 2026.
